Where do I start with my new home build project?
The first step is to book a consultation with David Maxwell Architects. We’ll discuss your vision, budget, and site conditions before conducting a Feasibility Study to assess whether your project is viable and how best to proceed.
What types of applications are valid for new homes in the countryside?
In Northern Ireland, there are several common routes to gaining planning permission for a new build dwelling in the countryside.
One option is a Replacement Dwelling application, which applies to properties that are either still in use as dwellings or were previously used as such—this can include derelict buildings, provided their external walls are largely intact.
A House on a Farm application may be submitted when a farmer with an active and valid farm business wishes to build a new home near the existing cluster of farm buildings.
Another route is an Infill Dwelling application, suitable where there is a gap site along a road frontage that is flanked by buildings on either side of the proposed plot.
All of these application types are relevant for rural areas. It’s important to note that parts of Northern Ireland are designated as Areas of Outstanding Natural Beauty (AONBs), which are protected due to their exceptional landscapes, cultural heritage, or ecological significance. In such areas, any proposed designs must be of the highest architectural quality, demonstrate sensitivity to the setting, and aim to minimize environmental and visual impact.
What permissions do I need before building?
Most projects require Planning Permission, Building Control approval
and also Consent to Discharge approval. We can handle all applications on your behalf, liaising with local authorities to ensure a smooth approval process.

How long does the process take from design to completion?
Timelines vary based on project size, complexity & whether project is
contractor managed or self-built. Generally, design and approvals will take many months, while construction can range from 6 to 18 months. We can provide on-site input and certification also if required.
