{"id":90400,"date":"2024-12-30T11:29:57","date_gmt":"2024-12-30T11:29:57","guid":{"rendered":"https:\/\/themes.diviplus.io\/life-coach\/?p=620"},"modified":"2025-03-07T08:35:12","modified_gmt":"2025-03-07T08:35:12","slug":"updates-to-ni-building-regulations","status":"publish","type":"post","link":"https:\/\/brilliantreddev.co.uk\/lewis_dmasite\/updates-to-ni-building-regulations\/","title":{"rendered":"Updates to NI Building Regulations"},"content":{"rendered":"<p>After a consultation in the summer of 2022, Department of Finance (DoF) Building Regulations have now moved forward with amendments to Technical Booklets E \u2013 Fire safety and R \u2013 Access to and use of buildings.<\/p>\n<p>The changes to Technical Booklets E and R take effect from 6th May 2025. The previous editions will continue to apply to work started before 6th May 2025, or to work subject to a building notice or full plans application submitted before that date.<\/p>\n<p>The full update from DoF can be viewed\u00a0<a href=\"https:\/\/www.finance-ni.gov.uk\/sites\/default\/files\/2024-11\/AMD%209%20for%20publication%20-%20Final%20-May%2025_1.pdf\">here<\/a>.<\/p>\n<p>The changes predominately relate to Booklet E, and are the first of the changes linked to the UK Building Safety Act 2022 to be taken forward in Northern Ireland.<\/p>\n<p>The easy read version of the changes is on pages 29-31 of the link above and relate to:<\/p>\n<ul class=\"wp-block-list\">\n<li>Means of escape<\/li>\n<li>Internal fire spread \u2013 linings<\/li>\n<li>Internal fire spread \u2013 structure<\/li>\n<li>External fire spread<\/li>\n<li>Facilities and access for NIFRS<\/li>\n<li>Fire safety information<\/li>\n<li>Automatic fire suppression systems<\/li>\n<\/ul>\n<p>On the last point, the requirement will relate to:<\/p>\n<ul class=\"wp-block-list\">\n<li>a building, containing one or more flats, with a storey more than 11 m above ground level;<\/li>\n<li>a building, containing purpose built student accommodation, with a storey more than 11 m above ground level; and<\/li>\n<li>a residential care premises.<\/li>\n<\/ul>\n<p>Source:<a href=\"https:\/\/rsua.org.uk\/updates-to-ni-building-regulations\/\">RSUA<\/a><\/p>\n","protected":false},"excerpt":{"rendered":"<p>After a consultation in the summer of 2022, Department of Finance (DoF) Building Regulations have now moved forward with amendments to Technical Booklets E \u2013 Fire safety and R \u2013 Access to and use of buildings.
